OMAHA Neb. – Young adults in Omaha say rising rent prices are making it harder to afford housing as apartment costs continue to climb across the metro area.
For many recent graduates and young professionals, finding affordable housing has become increasingly difficult. Rent prices in Omaha have steadily increased in recent years, forcing some renters to move farther from downtown, take on roommates, or work additional jobs just to keep up with monthly housing costs.
A chart from Apartment List shows rent prices in Omaha increasing by about 2.8% over the past year, outpacing both the Nebraska statewide increase and the national trend.
“I was looking for an apartment a year later, and that apartment was no longer an option for me because the prices has rose,” said a Jacob Gin. “A lot of places that used to be affordable for young people are now much more expensive.”
Housing experts say several factors are contributing to the rise in rent prices, including population growth, housing demand, and limited availability of new units. As more people move to the Omaha area for jobs and education, the demand for apartments has increased, putting pressure on the housing market.
According to housing data from Apartment List and Zillow, rental prices in Omaha have seen noticeable increases over the past few years. While Omaha is still considered more affordable than many larger cities, the increase is still significant for young adults just starting their careers.
Local real estate professionals say the market is shifting as developers try to keep up with demand. New apartment buildings continue to appear in areas like Midtown, Blackstone, and Aksarben Village, but those units are often priced higher than older housing options.
“It’s always about supply and demand,” said a Paul Vojchke a real estate expert. “Developers are building new apartments, but construction costs and demand can drive those prices higher.”

For many young adults, the rising cost of housing is changing how they approach living in the city. Some renters are choosing to live with roommates longer, while others are searching for apartments farther from the city center where prices may be lower.
Despite the challenges, many renters say they still enjoy living in Omaha and hope the city continues expanding affordable housing options in the future. As the city grows, housing availability and affordability will likely remain an important issue for young residents trying to establish themselves in the community.
